Thank you for assisting our neighbors in the sale and purchase of homes and lots in our community. On this page, you will find the answers to many of the questions you and your clients will have in preparation for a successful closing.
HOA BOARD OF DIRECTORS AND COMMITTEES
Cape Royal is a self-managed community, with volunteer committees performing most of the same services as a property management company - at a much lower cost. The seven directors on our board are supported by over a dozen committees.
ANNUAL HOA ASSESSMENTS
HOA dues and the directed assessment for golf course purchase debt retirement are collected annually.
2024 Annual Assessment: $1320
2024 Annual Directed Assessment (Golf Course Purchase): $295
OTHER FEES
Capital Contribution (assessed for a property transfer): $3500
GATE HOURS
5 AM - 7 PM

CONTRACTORS WORK HOURS:
Contractors and sub-contractors (workers for hire) are allowed to perform work in the community only between the hours of 7:00 AM and 6:00 PM, Monday through Friday, and between the hours of 7:00 AM and 4:00 PM on Saturdays. No contractor work is allowed on Sundays or national holidays.

DEED RESTRICTIONS
Cape Royal is a deed-restricted community. Adherence to our policies helps keep our community a beautiful and enjoyable place to live. A summary of the deed restrictions is included in the list of documents.
REMODELING, LANDSCAPING, PAINTING
If your client is considering remodeling or painting the exterior of the home after closing, the client will need to work with the Architectural Review Board (ARB) for approval. An FAQ link is provided in the list of documents.
NEW CONSTRUCTION
If your client is planning to build a new home, the client will need to work with the Architectural Review Board (ARB) for approval of plans and setback conformance. Visit the Build & Remodel page for forms and instructions.
RENTAL POLICY
Cape Royal has restrictions on the frequency and minimum length of time that a property may be rented. Please refer to the Rental Policy link on this page.
VACANT LOT MAINTENANCE
Vacant lot owners within Cape Royal are given the choice to maintain their lots either by using a private contractor or availing themselves of the service offered by our HOA. Owners using our service come under the auspices of the Vacant Lots committee. When using the HOA service, vacant lots are mowed 18 times a year. These charges are billed annually. FOR SALE SIGNAGE
Cape Royal has a specific size and design for any "For Sale" signs placed on the property. (A sample of the required sign is shown to the right.)
No riders are allowed. Contact Artistix signs & Graphics in Cape Coral (239-542-3354) to order approved signage. You may put one in front and one in back of the property.
OPEN HOUSES
A maximum of three (3) open houses may be held during any single week (Mon-Sun), between the hours of 10 am and 6 pm. All signs must be removed and stored out of public view at the close of each day. Exceptions may be allowed for registered participants in special events, such as a Parade of Homes. View the Open House policy document for more details.
TITLE COMPANY - Two Steps - 10 days prior
1. ESTOPPEL LETTER: At least 10 days prior to closing (for a lot or residence) an Estoppal Letter must be requested by the Title Company. There is a $150 Fee. See contact information below.
2. FAMILY DATA SHEET (FDS): Along with the Estoppel Letter Request, the HOA will send the Title Company two additional pieces of paper:
a. A link to the Family Data Sheet (FDS) to be given to Buyers' Realtor, or Buyers directly. This form must be filled out by the Buyers 5 days prior to closing in order to have community access. The link to this form is in the list to the left.
b. A copy of this instruction sheet so all parties understand the workflow and timelines. You can view and print these instructions as a PDF document from the list to the left.
BUYERS & BUYERS' REALTOR - 5 days prior
If the client has not already received the link and filled out a FDS form, one must be completed by the buyer and received by the Community Access Committee (CAC) 5 days ahead of closing. This will assure your client has access to the community on the day of closing. Click the FDS link to the left to submit online.
