Vacant Lots Committee

Committee Description and Responsibilities: 

 

To ensure vacant lots in Cape Royal are maintained to acceptable HOA standards within a reasonable cost. There are no regular meetings or committee members.  Click on the forms available to the right to read more about the procedures and steps to request this service.  All other inquiries should be directed to the Committee Chair.

 

Vacant lot owners within Cape Royal are given the choice to maintain their lots either by using a private contractor or availing themselves of the service offered by our HOA.  Owners using our service come under the auspices of the vacant lot committee.

 

To ensure that the lot owner and Cape Royal HOA are receiving quality workmanship at a reasonable cost, the HOA provides an optional mowing and weed whacking service to lot owners at a negotiated low price. The Vacant Lot Maintenance committee oversees this service.  Committee tasks include the following:

  • Negotiate, propose and manage the subcontracted lawn service company, as approved by the HOA board.

  • Manages the mowing and weed whacking of vacant lots within the Cape Royal Community for those lot owners who pay an agreed to fee for this service.

  • Understand the issues relative to its scope responsibilities by communicating with the BOD and HOA membership.

  • Develop and manage the approved annual Budget.

  • Develop tactical plans specific to the budget, committee plans and objectives.

  • Execute plans utilizing project management skills.

  • Manage BOD approved 3rd party contracts.

  • Periodically assess future requirements of the Committee’s long range planning and communicating to the Board.
